The Roseate comprises two stunning Victorian properties at 4 West Coates and across the road on Hampton Terrace in Edinburgh’s leafy West End.

Built in the 1860s, these newly refurbished historic buildings form two halves of a one-of-a-kind boutique hotel: a relaxing sanctuary that blends heritage tweeds, contemporary art and seductive luxury touches such as roll top copper baths.

Unique rooms

Ranging from House Petite Rooms to Luxury Suites with four poster beds and Persian rugs, The Roseate has 35 rooms between the two properties. They are all individually styled but common features include smart TVs, Roberts Radio, Nespresso machine, Noble Isle amenities, free parking and high-speed WiFi.

Of course, they are all ensuite with a bath or shower. Or, in the case of The Roseate Suite, a roll-top copper bath in the bay window.

No two rooms are the same but standout features that you might find in your room include Zoffany headboards, Morris & Co wallpaper, Chesterfield sofas and views of the Pentland hills.

This elegantly laid-back lounge and bar offers all-day dining and a seasonally changing menu of modern Scottish dishes. From Highland venison loin to the ‘wee Orkney taster plate’, Scottish produce is prominent throughout.

Enjoy coffee and cake in the hotel’s garden conservatory and in the nicer weather, its private gardens.

The Bar also has one of the widest selections of premium craft spirits in Edinburgh, with a focus on Highland distilleries.
